The Business Challenge
A Bengaluru-based real estate developer was planning a new residential apartment project.Rather than relying exclusively on internal assumptions, the developer wanted to understand the preferences, expectations and purchase considerations of prospective homebuyers before finalizing its project concept.
Management needed to evaluate apartment configurations, quality expectations, pricing, brand positioning and the factors influencing residential property purchases. The developer also wanted to understand how it could compete with more established real estate brands.
Our Research Approach
eMpulse designed a comprehensive research programme combining consumer insights with market and project assessments.
The study included:
- 1. In-depth interviews with prospective apartment buyers.
- 2. Discussions with architects, interior designers and industry stakeholders.
- 3. Secondary research into Bengaluru's residential property market.
- 4. Assessment of the proposed project concept and development opportunity.
- 5. Analysis of buyer preferences, price expectations and purchase decision factors.
The consumer research focused on prospective buyers planning to purchase an apartment within six months, with annual household
incomes above ₹10 lakh.
Key Insights
The research identified several important factors influencing residential property decisions. Buyers placed considerable importance on construction quality, less-crowded residential developments, Vaastu compliance, location and accessibility.
The developer's reputation and credibility were also major considerations.
Importantly, the study found that buyers were willing to consider properties from a less-established developer when the project met their expectations and offered a meaningful pricing advantage over branded alternatives.
Business Outcome
Consumer insights translated into project-level recommendations.
The research helped the developer refine its approach to product features, pricing, positioning and brand communication.
The recommendations included developing feature-rich homes, considering a mix of luxury and mid-market apartments, strengthening brand credibility and communicating statutory approvals clearly.
The developer used these findings to adjust its project strategy.
Business Lesson
Real estate projects involve substantial capital commitments, and customer preferences can directly influence project attractiveness.
Research conducted before launch can help developers align product design, positioning and pricing with actual buyer expectations.
