A residential project can offer attractive features and still miss the priorities of its intended buyers.

For developers, understanding those priorities before launch can help shape the project, pricing and communication. An eMpulse study for a Bengaluru developer shows how this works.

Understanding prospective buyers

The developer wanted insight into apartment purchase decisions, preferred home sizes and quality expectations. It also sought feedback on its proposed project and guidance on positioning. The study focused on prospective buyers who met defined household income criteria and planned to purchase an apartment within six months.
eMpulse combined buyer discussions with market research, interviews with industry stakeholders and a review of the proposed site and project concept.

What mattered to the audience

Within the group studied, important purchase considerations included construction quality, a less crowded complex, locality, accessibility and vaastu compliance. Builder reputation and credibility also emerged as significant influences.

Respondents were willing to explore the property if it met their expectations and offered a price advantage over established branded developments. This suggested an opportunity, alongside a clear need to build confidence in the developer.

Turning findings into a project strategy

The research recommended developing feature-rich homes, evaluating a suitable combination of higher-end and mid-range units, and strengthening brand awareness.
It also emphasised communicating credibility and highlighting statutory approvals. For a developer whose earlier sales had largely come through friends and family, reaching a wider audience required a more deliberate approach to establishing trust.

The lesson for developers

Buyer research can help identify which features deserve investment, what concerns need addressing and which messages are likely to influence consideration.
These findings belong to a particular study and audience. Every new project needs its own understanding of the location, competing developments and intended customer segment. Listening before launch gives developers a stronger basis for aligning the project with buyer expectations.
